At M&M Custom Construction, we believe building your dream home should be an exciting and enjoyable experience. Whether you want to modify one of our existing plans or design a completely custom home from scratch, we’ll partner with you every step of the way to bring your vision to life.
Pre-Contract Discussions
Your early decisions shape the entire building experience. That’s why we recommend:
Finalizing major floor plan changes before signing a contract
Discussing “dream items” up front so we can quote them accurately
Minimizing surprises with thoughtful allowance planning
Most model homes reflect standard allowances, but selections like tile, lighting, and flooring can vary greatly in cost. Every M&M contract includes a Miscellaneous Decor Allowance—a flexible credit used to help offset anticipated change order overages. Unused funds are credited at closing.
Common upgrades during selections with added costs:
Cabinet customizations
Tile (tile choice, tile size, mosaics, patterns, install height, niches)
Quartz (adding quartz backsplashes instead of tile)
Carpet (carpet and pad choice, patterned/berber carpet)
Electrical (light fixture choice, extra outlets/fixtures, specialty outlets/wiring, car chargers)
Plumbing (faucet choice, toilets, kitchen sink, onyx/acrylic)
Shower glass (upgrading design, glass style, protective coatings)
Additional trim items (built-in dressers, more floating shelves)
Paint finish upgrades
Additional concrete
Shingle upgrade
The Build Process
Our typical build takes 8–9 months, though timing can vary. Here’s the general construction timeline:

We’ll have a final walkthrough before closing to ensure your satisfaction
Before closing, we’ll provide a document with closing reminders and warranty info
We provide warranty service on specific items around your 1-Year Anniversary

Upfront Planning Is Essential
We encourage homeowners to communicate as many desired features and floor plan changes as possible during the early stages—ideally before signing a contract. This allows us to provide accurate quotes and allowances, helping you avoid costly change orders or delays during construction. While you’ll still have options to further personalize your home along the way, it’s best to get your must-haves priced and included upfront.
Selections Will Be Made Through Our Trusted Suppliers
All selections will be made using our designated suppliers, and deadlines will be provided to keep the build on schedule. We’ll send clear instructions and support to guide you through the process once the build begins. Homeowners should contact us if they have questions throughout the selection process.
We Are Not a Cost-Plus Builder
If your goal is to see a detailed price breakdown of every item, shop materials independently, or negotiate pricing line by line, our process may not be the best fit. We do not build on a cost-plus basis. Instead, we work with trusted supplier partners who offer competitive pricing, quality products, and reliable service. As selections are made, we’ll run them against contract allowances and communicate any overages or credits clearly. You’ll have the opportunity to approve quotes or adjust selections as needed—without the stress of micromanaging every line item.
